Henry F. Brown

We inspect even the hard-to-reach places!

Below are a few actual photos of things Henry has found while inspecting local homes.

Water intrusion in crawl space, like this, can cause mold.

Separated vacuum duct.

Opening in floor around plumbing, like this, can cause energy loss.

Mortar crack in chimney.

This flat roof has an incorrect slope.

Disconnected dryer vent is blowing into crawl space.

This is a photo a return air duct in the GARAGE.   A big NO NO.    Apparently this garage was previously used as a living space.  It has a vehicle door, so "legally" it was not a living space.  The buyer of the property was wise and got a home inspection.  This could be a very dangerous situation for someone.  Fumes from the garage could enter the home, if not corrected.  This equals possible Carbon Monoxide poisoning.  Thank goodness this wise person got a home inspection.  You just do not know what is out there!

Has water been under the house?  It appears so.

Improper dryer venting.

Improper floor support.

Improper plumbing vent.

Improper vent.

Improper support.

Opening which allows air from crawlspace to enter living area of home thru the duct system.

Signs of fire damage.

Unsafe electrical outlet.

Wet board foundation.

Sink will not drain.

Missing condensate line.

Incorrect-fitting front storm door.

Improper door to attic space.

Door missing to the opening under stairs.

This wood requires caulking and painting.

Crack in sink.

 Improper grade to the foundation vent;
this will cause water intrusion into the crawl space.

Missing Downspout - Hmm.....
maybe this is one of the reasons water is getting under the house.

Improper Shim - this is a no no.
This should be metal instead of wood.

Wet foundation and wood debris.
This is a smorgasbord for mold, and for wood-eating insects.

Broken chimney cap on roof.

HVAC tied to rafters, creating additional stress on roof.

Moisture stain in the half bath.

Window wood damage.

I think there may be a leak in the roof!

A crawl space is not a place most people would want to go.
However, there are important systems such as electric and HVAC
in here which need to be inspected.
